A Brighter Way to Rent

How do I apply for a property?

We ask all prospective tenants to complete a Rental Application to confirm their interest in a property and to be formally considered for tenancy.

In accordance with GDPR, we will then share your details with the landlord, who will then review all applications before making a decision. Completing the application does not guarantee an offer, but it ensures you are included in the selection process.

As part of the application process, we use Let Alliance to carry out tenant referencing. This helps ensure all applicants meet affordability and suitability criteria before a tenancy is offered.

To apply for a property, you’ll need to provide:

  • Proof of ID – such as a passport or driving licence
  • Proof of income – recent payslips, tax returns, or bank statements
  • Proof of address – e.g. utility bill, council tax letter, or official correspondence
  • Employment reference – to confirm your job title, salary, and contract type
  • Landlord reference – if you’ve rented previously
  • Credit check authorisation – to assess financial reliability and history

If you don’t meet the affordability criteria or have an adverse credit history, you may need to provide a guarantor who can also be fully referenced.

No. In accordance with the Renting Homes (Fees etc.) (Scotland) Act 2019, tenants cannot be charged fees relating to referencing, administration, or creation of a tenancy agreements etc.

The only payments required upfront is the agreed rent and deposit – which is registered and protected with SafeDeposits Scotland, a government-approved tenancy deposit scheme.

Some landlords will consider pets. Where pets are permitted, an increased deposit is typically required. Any request to keep additional pets during the tenancy must be approved by the landlord in advance.

Yes, you may include income received from Universal Credit or Housing Benefit within you application. All applications are assessed based on affordability to ensure the tenancy is financially sustainable. A guarantor may be required depending on your circumstances.

Affordability is assessed through Let Alliance, who carry out referencing checks on our behalf. As a guide, the monthly rent should not exceed 40% of your net household income.

You’ll be asked to provide supporting documents, such as recent payslips or bank statements. If the rent is above this threshold, a UK-based guarantor may be required.

All tenancies in Scotland are issued as Private Residential Tenancies (PRTs), which have no fixed end date. This means the tenancy continues on an open-ended basis until either the tenant gives notice or the landlord serves notice using one of the grounds set out in legislation.

There is no minimum term, but tenants must give at least 28 days’ notice to end the tenancy.

Before moving into a rental property, you’ll be asked to pay the following:

  • First month’s rent, paid in advance

  • A tenancy deposit, which must not exceed the equivalent of two months’ rent

Your deposit will be registered and protected with SafeDeposits Scotland, a government-approved tenancy deposit scheme, within 30 working days of the tenancy starting.

Your upfront rent and tenancy deposit should be paid by bank transfer to our designated client account. Full payment details will be provided once your application is approved.

For ongoing rent payments, we encourage tenants to set up a monthly Direct Debit or standing order to ensure payments are made on time, preferably on the 1st of each month.

We will meet you at the property on your tenancy start date to take utility meter readings, provide a walk-through of the property, answer any initial questions, and ensure everything is in order on the day you move in.

Please note: tenancy start dates must fall on a working weekday.

Key handover is subject to the following being completed in advance:

  • Full payment of rent and deposit

  • All required documentation received

  • Tenancy agreement signed

Photo ID is required at the time of key collection. If someone else is collecting the keys on your behalf, we require written authorisation in advance, and they must present valid ID upon collection.
